BACKGROUND

Background

On April 25, 2016 an appeal was properly filed with the Clerk to Board to appeal Planning and Zoning Board Decision made on April 13, 2015 rezoning property located at 542505499 Rambling Road, Greensboro NC 27409, Parcel # 0148461 in Bruce Township; being a total of 70.37 acres from RS-40 to CZ-RS-30.

 

The RS-40 Residential Single-Family District is primarily intended to accommodate single -family detached dwellings on large lots in areas without access to public water and wastewater services. The district is established to promote single-family detached residences where environmental feathers, public service capacities or soil characteristics necessitate overly low density single-family development. The overall gross density in RS-40 areas will typically be 1.0 unit per acre or less.

 

The RS-30, Residential Single-Family District. The RS-30, Residential, Single-Family District is primarily intended to accommodate low density single-family detached dwellings on large lots in areas without access to public water and wastewater services. The overall gross density in RS-30 areas will typically be 1.3 units per acre or less.

 

The Guilford County Planning Board recommended approval of the Conditional Use Rezoning Request for Case # 16-02-GPL-0054 by a favorable vote of 8-0.

Conduct required public hearing and either affirm or reverse the Planning Board's decision to approve the rezoning of approximately 70.37 acres owned by Rambling Road, LLC. from RS-40 to CZ-RS-30, located at 5425-5499 Rambling Road, Greensboro NC 27409 in Bruce Township; being Guilford County Tax Parcel #0148461.
