BACKGROUND
Background
Staff requests a public hearing and approval of Text Amendment Case 16-08-GCPL-04262 to the Guilford County General Development Ordinance as a result of Legislative changes approved by the NC General Assembly. The proposed text amendments (and reference to the associated Session Law) include the following:
Temporary Health Care Structures-(Adds Use to Definitions Sect.2-1.3, Permitted Use Schedule Sect.4-3-1, Adds Use to Development Standards Sect.6-4.88) (Permits temporary health care structures)

Residential Design Standards-(Add to Definitions Sect. 2-1.1, Eliminates design standards in the Overlay District Requirements Sect.4-12.7) (Limits County’s ability to regulate the aesthetics of single family structures)

Performance Guarantees-(Agreement & Security Sect.3-10.1) (Limits the amount of security to 125% of project costs)



Sign Regulation-(Amends Sign Regulations Exempt from Regulation Sect.6-1.3) (Exempts fence wraps from County regulation)


Permit Choice-(Amends Zoning Map & Text Amendments Sect.3-12.1)(Provides greater certainty for developers if ordinances change)
