BACKGROUND

Background

Sandhills Center is developing a youth behavioral health urgent care facility on the property in question.  Guilford County purchased the property and prepared the site for Sandhills under the agreement that they will purchase the property, construct their facility and relieve Guilford County of the contracted requirement to provide facilities for them.  The contract is for the purchase of the land from Guilford County and termination of the County responsibilities to provide facilities for Sandhills. 

 

Guilford County is currently obligated to provide 30,000 square feet of space for Sandhills Center.  If leased space was provided for them, it would cost approximately $450,000 per year.  Guilford County paid approximately $1 million for the land and the site work for the Sandhills building site.  This consists of $606,500 for the 2.426 acres of land (Lot 1F) and $400,420 for site preparation.  The savings for Guilford County will exceed the cost of the land and the site preparation in less than three years compared to the cost of having to lease space for Sandhills.  The building of a youth behavioral health urgent care facility by Sandhills Center at no cost to Guilford County will also be of great benefit to citizens. REQUESTED ACTION

Requested Action

Approve the agreement, in substantial form, for the sale of land located at 925 Third Street, a small portion of 931 Third Street, and part of 1414 Yanceyville Street, Greensboro to Sandhills Center for Mental Health, Development Disabilities and Substance Abuse Services; and authorize staff to take all reasonable actions to finalize and execute contracts and closing documents.
