BACKGROUND

Background

This agenda item approves a sublease for Guilford County Veterans Services, NCDPS - Division of Juvenile Justice and Delinquency Prevention, and associated security services at 2301 W. Meadowview Rd. Greensboro, NC. Guilford County entered into a sublease for +/- 7,500 sq. ft. of the building from the City of Greensboro on September 1, 2022. This sublease was renewed for two additional years, from July 1, 2023 to June 30, 2025.

 

The sublease provides office space for Veterans Services and  Juvenile Justice counselors. Over the past fiscal year, the County worked through entering into one combined agreement. The County is required to provide space to Juvenile Justice per NCGS 7A-302.

 

This revised sublease:

                     Continues providing space for Veterans Services and Juvenile Justice.

                     Adds 719 sq. ft. of additional space for Juvenile Justice to incorporate additional counselors.

                     Incorporates a separate agreement for contracted security services into one combined agreement, because County Security is unable to provide this service in a non-County owned facility.

 

The total sublease amount is $121,230.25 annually, with no escalation, for a 10-year term and 8,219 square feet.  The County can exit the sublease before the 10-year term with a 60 days’ written notice with no penalty to the County.  The term of the sublease is back dated to July 1, 2025.

Requested Action

Authorize staff to enter into the requested sublease agreement, in substantial form, with the City of Greensboro for the +/- 8,219 sq. ft. portion of the 2301 W. Meadowview building for the purposes of housing Veterans Services and Juvenile Justice, and provide the required security for the building.
